Real Estate Mediation
Integratema, as a real estate agent, aims, on behalf of its selling clients, to promote its properties with a view to their sale, as well as in the search for properties for these same purposes to meet the needs of buyer clients.
A. Commissions
1. To whom sells
In Portugal, the overwhelming majority of the residential real estate brokerage business is invoiced to the owners. That is, when a mediator is used for the promotion of a house, a real estate mediation contract is concluded in which a commission is defined. And its value is defined, in the overwhelming majority of the time, by a percentage of the amount by which the transaction is closed, to which VAT is added at the rate in force.
2. For those who buy
Those looking for a house in Portugal do not formalize, in the overwhelming majority of the time, any type of link to a real estate agent. But there is a tendency for this relationship to begin to gain formal contours. The argument of the mediators who have bet on this type of approach is that, only by ensuring the remuneration of those who accompany him in the search for a home, is that a buyer client ensures all the dedication of a real estate consultant. Which, not necessarily being a universal truth, is certainly an observation full of relevance.
B. Open or exclusive contract?
This is, as a rule, one of the great doubts of those who decide to hand over the promotion of their home to mediation specialists. It is undeniable that a contract that does not oblige exclusivity gives more freedom of choice to an owner. On the other hand, and an elementary rationale applies here: the more conditions you give someone to work, the better you expect the results to be. And the evidence that an exclusive fundraiser has more resources allocated is as follows: any professional who is willing to work open, will always list the additional resources that he can use, if it gives him the opportunity to promote the property exclusively.
C. Sharing (or partnership)
Sharing (or partnership) is the mechanism through which, in a context of real estate mediation, two different parties share the commission of the same business. Generally, when a real estate consultant talks about sharing with a client, it refers to the willingness to share, with other real estate brands, the commission that the owner has agreed to pay, if the deal comes to fruition.
If this happens, this commission (which must be defined in the real estate brokerage agreement) is almost always divided sisterly between the real estate brand that raised the property and the real estate brand that found a buyer for that house.
This is not only a way to provide a better service to the client that is represented, and remunerate each of the parties that contributed to the realization of a business. It is also the mechanism that allows something as elementary and desirable as this: that anyone who wants to buy or sell a house (or exchange or rent) does not have to contact each of the real estate brands operating in the country to try to cover the entire market.
